What does your service cost me?

Builders pay a 3% agent commission based on the home's price. Since the builder pays our commission, we're compensated by the builder.

How do you make money by rebating most of your commissions to the buyer?

We thrive on high-volume sales, unlike traditional agents. Our niche in new construction draws serious buyers, ensuring we only deal with ready clients. This focus streamlines our process, making us efficient and profitable.

I'm already working with another agent. Does that matter?

Unfortunately, if you are already under contract with another real estate agent, you are not eligible for our program. This service is not meant to solicit buyers already working with another brokerage. But once your current contract terminates or expires, we would be happy to assist you.

I'm already registered with or have been talking to a new home builder, can I still get a rebate?

If you're not currently bound by a contract with another agent, it's very likely you can work with us. Builders typically inquire about agent representation at the initial meeting but often permit the inclusion of an agent later in the process. We encourage you to reach out to us so we can strategize the most effective approach to engage with the builder under these circumstances.

Are rebates legal?

Homebuyer rebates are legal in most states, except AL, AK, IA, KS, MS, MO, OK, OR, and TN. For specifics on real estate rebates legality, refer to the United States Department of Justice website. Some agents may not be familiar with rebate laws or prefer traditional commission structures.

Why don't all agents offer rebates?

Many real estate brokers and agents worry that rebates will cut into their earnings since they mainly make money from commissions, often shared with brokers. There's a common belief that rebates mean less income for them. However, we think the effect of rebates on earnings isn't so simple and there's more to consider.

What homes qualify for a 2% cash back rebate?

We offer a 2% rebate on new homes, whether they're being built or ready to move into, as long as the builder offers us a 3% commission. Just make sure to list us as your agent when picking out your new home. If the builder's commission is less than 3%, we can still provide a rebate, but the amount will be smaller.

What if I want to buy a resale home, do I still get a rebate?

Unfortunately, our service is tailored exclusively for clients buying new construction homes. We're unable to support purchases of pre-owned homes.

How do I see homes in person?

Simply visit the community sales center at your earliest convenience and speak directly with the builder’s sales manager. Just make sure to register us as your agent during your first visit.

Will I pay more for my new home if you represent me?

No, the price of the home will be the same. Most builders pay a 3% commission that's built into the price of the home as a marketing expense to encourage agents to bring buyers, and you go through the same sales process either way. But the builder simply keeps this as extra profit if you buy without an agent.

Do you also represent the homebuilder/seller?

No, we only represent you. You are our client, not the builder. The builder pays us a commission, the majority of which we rebate back to you.

Do I need to get pre-approved by a lender?

Builders usually ask for a pre-approval during their selling process. However, they often give perks like help with closing costs if you choose their recommended lender.

Can you also help me sell my current home?

Yes, we can help sell your current home just mention it to us!

How can I use my rebate?

Rebates for home buyers can often be used to lower closing costs or the home's purchase price. Additionally, they might go towards reducing interest rates, covering prepaid taxes and insurance premiums, or even paying homeowners association (HOA) fees for up to two years.
